Once you have seen a house/property that you like, you must examine it property for example you must take note of the condition of the roof, gutters, electrical wiring, foundations and plumbing etc.
Important to remember is that a house is purchased "as is", so you must find out of there are any defects or faults before you sign an offer to purchase. When inspecting the property, ask whether you can have a look inside the built in cupboards – especially those in the kitchen and those in the bathrooms or where the cupboards are against a wall next to the bathroom – dampness sometimes gathers in these cupboards and the owner is not always aware of this – as it is inside a cupboard. To protect yourself – ask for a special condition in your contract to cover yourself for repairs or damp proofing to be done.
If you have any doubts whatsoever, you should get an expert to look at the house and give you a report. Only when you are satisfied with the report on the house, should you proceed to put an offer to purchase.
Insist that any undertakings by the seller or agent is put in writing – it is easier to enforce an undertaking that is in writing than a verbal undertaking.
